Pilkington Park gets off to a flyer

After extensive planning preparation work and obtaining outline planning consent on the North Cowley site, Alps Group has been instructed as sole agents and commenced marketing of the Pilkington Glass, Cowley site now know as Pilkington Park. 

Pilkington remain the main occupier however surplus land is being sold on a freehold basis with an outline proposals for a  mixed use commercial and residential scheme extending to 57.75 acres.

Pilkington Park effectively splits into two parts:

1)      Commercial – The site extends to 43 acres and is suitable for a variety of B1, B2 and B8 uses.  Outline consent is in place on part of the site with existing employment rights on the other parts.  The site can be carved up to suit individual occupiers. 

2)      Residential  – The site extends to 14.75 acres and has outline planning consent for development of 236 dwellings at a density of 40 units/ ha (or more subject to a reserved matters application).  The site is able to be split from the commercial land and is developable in its own right.

Pilkington Park affords great transport links with the A580 only ½ mile north.  The site also benefits from being only 1 mile north of St Helens town centre.

After a successful opening day with talks from key note speakers such as Mark Dickens, Head of Regeneration at St Helens Council the site is already generating great interest from local agents, developers, logistic operators and house builders.
